Impact: Several Buddleia shrubs are likely to be removed by the entrance corner. The cover photo shows several small upright trees - most liklely a type of fastigiate such as Field maple, Beech or Oak. The added footfall of up to 51 people across this 1 / 2 / 3 bedroom block of flats will increase general pollution. The biggest concern is the site is next to a busy round about and will further add to congestion. Lack of car parking will cause residents great frustration and will see an increase of cars being parked in other nearby communities.

I note the comments above, referring to comparatively minor impact on trees and existing landscape features.
Work has started and the first casualties are the many Birch and Sycamore along the railway side. They have now started in on the scrub and trees along the banks adjacent to the existing entrance road off Mount Pleasant Road.
This is a local environmental disaster, taking place as birds are nest-building and the foxes have just cubbed.
The development was always too dense for the location anyway; we need our towns and cities to remain 'liveable'. Lockdown showed us how essential wildlife and open space is to our mental health. There are strident calls to build on inner city brownfield site. However, increasing housing densities have increasing impacts on local services and amenities. Local parks are already over-used. The local parking situation is already over-subscribed. The local infrastructure has become increasingly congested.
The last use of the site was as temporary storage for caravans, boats and containers. This was actually a valuable amenity for local residents.
The proposal boasts 400 new dwellings and minimal parking provision to 'encourage' car-free life styles. However, Exeter is a rural town which is becoming increasingly congested. People are driven out to find leisure time pursuits and are likely to find work anywhere within a twenty mile radius; families can not live comfortably in Exeter without a car, especially as the public transport system continues to be pruned in the interests of profit.
This is NOT a sustainable form of development.
In contrast, Exeter University has been filling the city with student accommodation and a good proportion of the terraced housing stock is rented out to students. Exeter is not short of accommodation. It is over-populated with the wrong sort of accommodation.
Lockdown showed us that distance learning is a perfectly viable alternative to this resource-hungry model currently employed by colleges and universities throughout the nation. As a nation we need to change this around, in the interests of healthy societies.

Hi Christopher,

Thanks for your detailed response. It is truly saddending to see the natural world be shaped so badly - for the sake of housing. As you rightly said Exeter isn't short of accomdation - there is just too much of the wrong sort.

There are countless things wrong with the way planning and development is done in the UK as a whole - but I feel that unless we have a complete system change it will not improve. Both Labour and Conservatives have been in charge for countless years and have have had numerous opportunities to make things right.

I am hoping for the Exeter Green Party to get voted in as I honestly feel we will see better and fairer deicisions being made for people and nature alike.
