Plans: Map of trees
Plans: Tree survey
Reference: 19/1384/FUL
Alternative Reference: PP-08162022
Application Received: Thu 03 Oct 2019
Application Validated: Thu 07 Nov 2019
Address: The Vines Gipsy Lane Exeter Devon EX1 3RL
Proposal: Construction of 20 dwellings, parking and associated external works to include 7 affordable dwellings.
Application Type: Full Planning Permission
Case Officer: Leigh Powell
Ward: Pinhoe
Applicant Name: Mr Jenvey And Ms Brace
Agent Name: Mr Andrew Tibble
Agent Company Name: Angus Meek Architects
Agent Address: Cedar Yard 290A Gloucester Road Bristol BS7 8PD
Environmental Assessment Requested: No
Impact: Unknown as the plans only show the survey and layout of the trees within the area. It is likely that one or more trees / hedgerows will be removed to accommodate the proposal. Due the layout of the area it is likely that bats would be present.  There is already heavy redevelopment North (Tithebarn way) that has seen a huge loss of established hedgerows. As such a lot of the wildlife has now been forced to vacate anywhere else nearby - including this site. A full wildlife survey should also be carried out to ensure no endangered or sensitive species are impacted. The RSPB have commented and requested a minimum of 20 swift boxes.

The photos are very limited due to the type of roads. As you can see there is already high amounts of redevelopment close by - so any further reduction to the fauna and flora would be highly negative. Careful planning and consideration for the wildlife should be the priority here.
